Properties under construction are usually offered at significantly lower prices than those that are fully completed. This allows buyers to purchase larger properties or at better locations at the same or even lower prices.

New construction and modern standards
Off-plan properties are built using the latest technologies and feature modern facilities, energy efficiency, parking spaces and, often, controlled access or gated communities.
An important feature — the method of calculating living areas in Bulgaria
- Built-up area: this is the actual area of the apartment itself, measured along the outer perimeter, including the thickness of external and internal walls, all rooms, corridors, bathrooms, utility rooms and balconies.
- Percentage of common areas of the building: this is the share of the common areas of the building, such as entrances, stairwells, attics, lobbies, facade walls and corridors, which is distributed proportionally among all apartments.
Total apartment area = Built-up area + Percentage of common areas of the building
- The total cost of the apartment, as well as subsequent maintenance costs, are calculated based on the total built-up area of the apartment and its share in the common areas of the building.
- This means that if the advertisement specifies the area of the apartment, for example, 50 square metres, its ‘net’ living area may be approximately 44 square metres.
It is important to note that the thickness of the walls is also included in the built-up area. If the wall of an apartment has a window, balcony or loggia, its entire thickness is taken into account. If the external wall does not have such elements, only half of its width is included in the built-up area (the other half belongs to the common parts of the building). The thickness of the walls between neighbouring apartments is divided equally between the owners.
